A leak in your roof can cause a lot of damage to your property if you don’t act fast to find the underlying cause and get it repaired. It can be difficult to determine the cause of the leak as water can travel outwards from where the leak originates. It is important to check your roof for some of the common causes of leaks to stop existing leaks or prevent them occurring in the future. Here are some of the things to check for:
Age: Materials used in roofing will deteriorate over time so the older your roof is the less effective it will be at keeping water out. Temperature and changes in weather conditions will also cause roofing materials to deteriorate over time.
Roof Vents: It is important to check that all vents are sealed properly in order to prevent leaks. Have a look at the gaskets around the vent pipes for missing nails, cracks or gaps that water could get through. If you have a plastic vent it is prone to cracking after exposure to the weather over the years.
Slope/Pitch: If the slope of your roof is too small then shingles are prone to being lifted by the wind allowing rain water underneath. The slope of your roof is measured in a ratio that can be worked out by its vertical rise in inches over horizontal distance of 12 inches. If your slope is below a ratio of 2:12 then your roof should not have asphalt shingles installed. If your slope ratio is between 2:12 to 4:12 then you should ensure that a double layer of underlay has been used.
Debris: A build up of debris such as eaves and twigs can cause water to get trapped against the roof and allow it to seep in. Make sure your roof is clear of debris so it can function properly allowing water to run off.
Flashing: Roof flashing is used to seal roof transitions where water absorption or large amounts of running water may occur. Flashing is usually found around chimneys, dormers and sky lights. Flashing may slide out of place, have missing nails or just crack over time.
Gutter Blockage: Gutters that are blocked with leaves and other debris can cause water flowing off the roof to slow and over time soak through. Keep gutters clean or install gutter covers to keep them free of debris and keep water flowing off the roof as it should.
Holes: Holes that are left after removing something from the roof such as a TV antenna can cause water to seep through into your property. If you find holes in your roof then make sure they are sealed off correctly.
Missing Shingles: Shingles can be ripped off your roof by strong winds. You may not notice this has happened depending on where on your roof it has come from so it is important to get on your roof to inspect it all for missing shingles.
